Now that you mention it... :D I'm dying of laughter - it's actually true and because the planner didn't feel like changing the stairs, they’re just standing there so shyly in the corner now :D :D

Thank you for the initial assessments, unfortunately I do not have a site plan with orientation but only this drawing, which was created only by a salesperson and not the architect (it was only for the purpose of creating the offer). Alternatively, we have another similar floor plan proposal from another general contractor.

By the way, the ceiling height is 1.80 m, the window planning was not properly taken into account. As I said, it was for the purpose of the offer creation.

The entrance is on the gable side in the east, maybe that helps with the location assessment.

What did you mean by the kitchen being too far away? By the way, I do not want an island kitchen or an open kitchen, but a very conventionally designed functional kitchen with a sliding door to have the option of separation. That is my layman's idea.....

The idea with the kitchen is good - nothing else fits in there. From experience: you come home with loaded bags and in your case have to climb through all the rooms... if you're unlucky with dirty shoes. We only have to go through the hallway and part of the dining room and have tiles everywhere, and that sometimes annoys me a little. Even with a KN of 1.8 m, the windows rather don't fit - if a roller shutter box is placed on top, even less so (although you probably would need cuts there) My goodness... that one is even (much) worse... I don't find the first floor plan fundamentally bad, but you can tell that no one wanted to do it - the second is fundamentally bad. Either you look for better GÜs or maybe go straight to a freelance planner. You can also plan with a freelance planner and then do the construction with a GU/BU.

I guess we crossed wires there ;)

If you take a closer look (sorry, but I only skim and scan during the day)
Then the guest WC is impossible and the window positions don't bode well either.

You should be able to draw the 22 x 22 with the house and the street, or you should at least have it set up for yourself for planning.

I only see the second one now and find it better as a starting point than the first one

Really? But nothing fits there either... the kitchen is even more cramped, the wardrobe and the WC just as unusable... the door in the bedroom is not even 60 cm away from the wall, etc. pp.
