When the architect sets his flat rates, in reality later everything looks different. I just wanted to say that it is always better if the builder obtains written offers. Because only that really helps him further.

Every client who has done this before will soon notice the following: Some craftsmen will try to take advantage of them. They offer the trades and either leave out important parts from the offer or offer per ton and cubic meter. Which unfortunately no layperson can assess.
Hardly any client can calculate the difference between ton and cubic meter. How should they know the factor?
An architect has to know that.

We awarded our earthworks ourselves.
5 offers between €14,000+X per ton effort, and €21,000 lump sum.
We could calculate as much as we wanted, but could not for the life of us estimate
whether the €14,000 offer was cheaper than the lump sum offer.

Surely some try this trick now and then. But I also know the same from builders, who try to drive the price down at the beginning and then look for mistakes afterward. Interfaces are supposed to be created for this, so that no misunderstandings arise in advance. Certainly, if the builder has the necessary money, then he hires an architect or construction coordinator. If not, then he is forced to look for individual unit prices. And he cannot just assume that if Peter from the neighborhood got by with €1000 per square meter five years ago, then he must get by for a long time too. From my point of view, it is just naive to believe that. Because that is how shows like "Builder in Distress" or something like that originate.

We are also about to implement our construction project in Saxony/Chemnitz in 2014, as my username already says. I would like to pick up the topic "1,500 €/sqm" again. What level of equipment/standard (basic, medium, high) can one expect for that? That is certainly regionally different, right? For example, in rural areas of Saxony-Anhalt, you would definitely pay less than in Munich, wouldn’t you? And how much would that amount to (per sqm)?
