You are overlooking the selection and about 30,000 incidental construction costs.

Yes, you are of course right there. I could have added that this exclusively concerned the house price offered by the general contractor excluding incidental construction costs.

As I have read here several times, the standard construction descriptions of the general contractors differ relatively little. Every provider has one or the other bonus (e.g. a few more sockets or a higher square meter price for the tiles). In principle, however, it should come out "equally" in terms of value.

But how do you see it with additional things / special components? I throw in some keywords like electric shutters, roof overhang of the front door, larger roof overhang, etc. Is that included in your approx. €1,500 / sqm or does it come under the item "selection costs", which weigh in here in the forum for most builders at around €10,000 - €15,000?

With us, the total at the bottom right counts at 1500/sqm - including chimney, controlled residential ventilation, windows in anthracite, underfloor heating, KfW70, wooden door, manual shutters, walk-in shower and various.

The house itself was offered to us for approximately 1100/sqm (without KfW70 and frills, except for an open living room up to the roof... a living room with a ceiling would have cost about 5000 less)

For me, the house costs 1850,- Eur per sqm with a large double garage fully basemented with a [Einliegerwohnung], grey windows, a water-carrying fireplace, development costs, incidental construction costs were also included as well as curtains and the kitchen
