Is there actually an answer to this? We now have the first offers. We requested filling, sanding, and painter's fleece + painting. We have been offered filling fleece.
How did you decide?
I'm bringing this up again because we now really have to decide on short notice. Do you have any pros/cons for filling fleece?
The main problem is the measurement in our cost planning. The painter calculated almost 20% more area than I roughly estimated beforehand. For my calculation, I added the areas in the floor plan and did not deduct any window/door openings under 2.5 sqm.
I come to just under 500 sqm but probably missed a few square meters in the stairwell. On the other hand, in all bedrooms with sloping ceilings, I did not recalculate the area according to the slope using Pythagoras but assumed the cuboid. For me, both influences should balance out so that approximately 500 sqm need to be filled, sanded, and wallpapered with painter's fleece + of course painted.
We now had a painter here who took 590 sqm measurement, which of course pushes the bill significantly higher at €30/sqm gross.
So I have the choice between:
Painter 1
Painter's fleece, several employees, good impression and recommended in acquaintances
€25/sqm net
Painter 2
Painter's fleece, several employees, from nearby and good reputation, has already done 2 houses here in the new development area
€25.5/sqm
Painter 3
Filling fleece, works alone, has already done 2 houses here in the new development area well—but only plastering and painting without fleece
€14,000 all-in offer
Painter 4
Ukrainian paid by the hour
I'm actually considering biting the bullet and taking painter 2. Painter 3 is too uncertain for us during corona times. If he gets sick or something happens, we are left with nothing as there is no substitute. Painters 1 and 2 are pretty much equal, so I’d rather take the local one. Painter 4 I am too scared of.
What could I have forgotten when calculating the surfaces? I calculated each room as a block and only deducted large windows/sliding doors. So I should actually have a clear buffer over the actual measurement, right? We reluctantly increased from an illusory €10k painting cost to €15k, and now it should be over €18k.
Just go through with it and be done? I have already spoken to the painter and kindly asked if he could find a way to get closer to €15k—let’s see what comes of it. Then I would take another close look at the measurement but otherwise, I can’t think of anything else.
