It is still dragging on, but at least according to the agent, we have received the award. Regarding the rental/lease agreement, we have made no progress. The agent suddenly no longer gives a clear statement on this. We viewed the property again and this time insisted on inspecting the buildings from the inside. Oh shock!!! They are completely full. Tools, garden accessories, electronic devices (satellite system, TV, receiver), masses of football items, everything is there. The agent had no clear answer to the question of whether the buildings will be cleared. We really do not need something like that.

We have received the draft purchase contract and had it reviewed by a lawyer. We informed the lawyer about the situation, and he now wants to adjust the draft purchase contract accordingly. The agent was outraged that the contract was being reviewed by a lawyer. He hopes for us that the deal can still be closed. WTF? It showed us that we did everything right.

I have one more question: should we insist on the following documents? Unit value or property tax assessments, old land registry files, survey certificate, development plans

The property is advertised as fully developed in the exposé. If we now want to have, for example, the water connection installed to our house, do we need to provide information, or do we just call the city and they take care of everything?

The mentioned documents should also be in the city's building files. Review them promptly and copy/photograph all pages.

Regarding the cluttered buildings: Regulate this in the notarized contract! Possible options:

    [*]Buildings must be empty, otherwise eviction at the seller's expense, preferably deducted from the purchase price, if necessary via the notary's escrow account, or withhold 10k for this purpose.
    Advantage: No costs for you, prompt eviction.
    Disadvantage: Seller could block and not sell.

    [*]All (including movable) items transfer to your possession, not just the property.
    Advantage: Simple regulation, which the seller could easily accept, unaware of the consequences.
    Disadvantage: Clearing out at your expense.

If you have no regulation, in the worst case this could lead to a legal dispute after purchase because you are not allowed to simply throw away the seller's property.

I just see: Be sure to check who owns all the trash in the buildings. Maybe someone third has stored the stuff there.
