You should also be advised: the job of a real estate agent is to sell a property or real estate. He is neither an expert nor a representative of the building authority. He acts according to knowledge (and conscience ;) ). The latter is lacking in some bad apples (of the industry). So, take the agent’s hints as a reason to inquire directly with the building authority or to study and understand the development plan yourself. The same applies to all the building regulations of your state or state building code etc.

It is going fantastically. The plot is reserved, but not for us :-(. Anyway, maybe we'll still get it.

There is no development plan. The development is therefore based on the neighboring buildings. All the surrounding houses have a gable roof. Would a hip roof be possible for us, or would that be too much deviation? I ask because I don't really like gable roofs, but I would still accept it if there is no other way.

Some approval authorities still argue this way today. If there is no design statute, the roof shape is free, as no urban development provisions can be derived according to §34 Building Code, which a development plan according to §9 Building Code cannot also set.

: Great, thank you very much for your response. So the next call to the office will involve inquiring about a development statute.

We are currently considering leaving a building that is connected to the neighboring buildings standing. With a beautiful townhouse with a hipped roof, everything would even fit very well on the property. I could later renovate the existing building myself and use it as a workshop. I actually really like the idea. The question now is, will there be costs incurred for continuing the existing building? The ground area is about 40 sqm, one floor plus attic, gable roof.

I would like to clarify this point a bit: Of course, the costs for renovation are not meant, but rather insurances or similar... are they necessary for such a small building?

Further news about the property. It currently appears to be leased. Does the lease agreement remain valid if the owner changes? If this is the case, does anyone know the notice period? Thank you very much for your help.
