Lease agreement remains in effect, §§ 593b, 566 Building Code, notice period as agreed in the lease agreement, if applicable §594a Building Code

The property is gone anyway, right?

Well, we probably fell for one of the simplest tricks. The real estate agent said that the property was already reserved. So we just offered a bit more, yesterday evening by email. Just spoke with the agent on the phone and lo and behold, there was no mention of the reservation anymore. Easy money. However, I don’t know how to tell if the competitors are real or not. Unfair game, the agent has us in his hands.

Now we’re sorting out the lease agreement...

Why does he have you in his hand? He can't force you to do anything. That would be even worse. The notary takes care of the contract, the real estate agent in this case is someone you shouldn't give a single euro to. Also this lease thing... Do you know who wants to sell the property that is leased? You haven't given the real estate agent anything, have you????? :o

Because we want the property. He can pull the next competitor out of the hat and argue again that this one has now offered more than we have. So we have to offer more again... and so on.

Yes, we have the extract from the land register and thus know the owner by name. Why do you ask? Should we contact the owner directly?

It's no use. The agent is in on it and is also paid by you.
I was thinking of a tall tale now: leased land...

How long is the lease still running?
