Purchase contract building plot - uncertainty has arisen

I just wanted to quickly let you know how it turned out. I have now decided NOT to buy the property.

The conversation with the notary was constructive and he supported my points as well, but unfortunately the seller did not compromise at all. The only option left is to wait until the development is completed and then see if any plots are still available. However, I cannot reserve my desired plot for that long. Given the current market situation, I assume that nothing suitable will be available by then. Unfortunately, there are enough risk-tolerant buyers... :(

May one know what you were supposed to sign? How were the purchase price payment and transfer of possession regulated? Karsten

The purchase price would unfortunately have to be paid in advance. Of course, I would be registered in the land register beforehand, but the plot is already being sold before development. In short, I am buying the plot as it is now, undeveloped – that would be relatively safe, but the development, which is included in the price, will come afterwards. And since I am not even contractually given a date when building permission will be granted... not to mention the contamination issues etc. that I had already mentioned...

That was correct. I wouldn't have signed that either. You would have bought farmland at the building land price with the promise that we will develop it for you eventually, and that from a Liechtenstein company outside the EU. How stupid can you be to do something like that! Karsten

Well, it's not that unusual in new development areas. Only the factor [Liechtenstein] raises doubts.

I think the caution is a bit exaggerated. Nowadays, one can often be glad to get building land at all. The municipality has apparently decided to release the area - more of a stroke of luck. OK, there is a strange seller. The development is not secured. But then how many other builders are there who have the same problem? If necessary, you join forces and develop the area as a group. We developed our land on our own too. It’s not impossible. A soil survey could still be done beforehand to rule out contamination. If you don’t have the 1000 Eus anyway, you can’t build. There is never 100% certainty anyway. Life is just dangerous. We will all die.
