Turn the tables and tell the broker that the bank sees some inconsistencies and that he should submit meaningful documents about the house. Put him under pressure. - Energy certificate - Photovoltaics - List of measures taken etc.

The bank does not accept unlaid eggs, even if you certainly have a lot of potential for improvement in the IT sector. Last year you may have received the salary increase, but 5% is not permanent and you still have to subtract inflation from that. Don’t forget lifestyle inflation, which you have obviously already indulged in quite a bit. So significantly less remains than you are currently convincing yourself, and foreseeable investments are coming up due to age.

Thank you, I will do that first thing on Monday. Regarding the car: Do you perhaps have any helpful advice? Or is there no other option but for me to lose my one-third down payment and switch the car?

I have to agree with the other group members.
My opinion:
Anyone who finances a car for 90,000 euros at the age of 28 and then wants to finance a property for 500,000 euros at 100 percent with an "average" salary first has to be clear about what priorities they want to have in life.
The other members warned you against financing and advised against it.
What you make of it is your business.

Let the dream of a property burst for now, build equity, and sell the luxury car.
Such a vehicle also costs you more in maintenance than an average car.

Parental allowance is capped at €1,800, so no €2,240... And no bank accepts future salary increases in the calculation... Slowly I feel like I'm being trolled...
