Does that really already make up half the yield for 10 years?
You almost have to feel sorry for the banks.
Practice: €400k loan with 2% repayment and 10 years fixed at a lending value of €600k
==> Just estimate what a bank actually earns? Before all costs, currently about (€25k interest margin over 10 years remains at a non-market interest rate of 4.07%). That would be a return on the required equity capital of 5%. If I now assume players with deposits who perhaps offer 3.75%, I get a negative return on my equity capital (we would earn about €15k interest margin in 10 years).
P.S. An intermediary commission is not yet included.
