Hello everyone!

I now have the opportunity to purchase a plot of land. The price for this would be 131,000, from which I would still get a 10% discount. Now I have gotten an offer from Dennert, which with incidental building costs, kitchen, garage, and materials that I would do myself like floors, etc., is 329,000.

I would have equity of around 60,000.

I earn 2,500 net (vacation pay, Christmas bonus, and premium not included).

My wife earns 900 working part-time (she is in bridging part-time).

Child 1 present, 3 years old (200).

Is it possible to finance this amount? I would get Bayernlabo (zvp) and do KFW 55 when building the house.

Thanks for now.

Fill out the questionnaire, then it will be easier. Many details are missing.

I also had to search for a while.
I think this is what is meant:

Below is the content:
Question catalog about your floor plan

For an individual and constructive assessment of your design, please provide the forum with the following information by copying the list below and inserting it into your post with the corresponding explanations.
Please also attach a site plan with existing trees, neighboring buildings, and the building envelope. Without a site plan, for example, the entrance area or the location of the garage/carport cannot be assessed. Views are also helpful to get an impression. If you already have any sketches or preliminary drafts, please upload them as well.

If you have already dealt with all the details of financing, additional construction costs, and development plan, filling this out should not be a problem for you.

Please note that these discussions here on the HBF are not led by architects or engineers, but rather the builders themselves incorporate their experiences, knowledge, thought processes, and considerations from their own home construction into the critique. This critique is valuable because it comes mercilessly honestly from the heart, but the feasibility should always be left to a professional.

And: it may be that the design fails in every respect with the users. The criticism is usually given to you unfiltered – so prepare yourself for that. But no one means any harm, they just want to present you their point of view or open your eyes.

One last tip: also take a look at already ongoing discussions and neighboring threads: I often notice that with the same conditions, similar discussion inquiries run in parallel. Thus you often find answers to your questions through these discussions or get ideas on how other users try to solve this or that problem with their home building.

I have now taken it from another topic and modified it.

General information about you:

We, married, 1 child (3 years old), He (33) employed full-time, She (33) employed part-time ([Brückenteilzeit]).

Income and asset situation:

He 2500€ net (bonuses, Christmas and vacation pay not included), She 900€ net (Christmas and vacation pay not included), child benefit 200€.

Equity currently about 60,000€ available, freely accessible.

Expenditure situation:

Housing costs:

current warm rent 720€

electricity included.

gas included.

water, sewage included.

phone, internet, mobile 50€ per month.

mobility costs/insurance costs/living expenses/miscellaneous

We have a car.

There are 600€ monthly in our household account. From this, groceries, drugstore, fuel, etc. are paid.
Additionally:
kindergarten 80€ per month
car insurance and tax about 95€ per month
other insurance 50€ per month
The difference to the saving amount goes for clothing, eating out, trips, ice cream... for the nice things in life.
So far we have taken vacation twice a year for about 2300€ per vacation.

Savings:

We save here and there sometimes more, but since the possibility to build suddenly came up, of course we did not live very frugally before, as building was not necessarily a topic...

Location: Bavaria
