A basement / underground floor and two full stories are not mutually exclusive.
We have, classically, entrance, wardrobe, building services, WC, kitchen, living, dining, garden access downstairs.
Upstairs bathroom, sleeping, utility room, children's room.
Arifas arranged the rooms differently, also two full stories despite the slope.
Friends of ours again differently.
We just have a bit more of a slope.
Too much filling costs, excavation also costs.
1. You are allowed to build your desired house according to the development plan.
2. How steep is the slope within the building envelope? Regardless of whether with or without a basement, usually you want to have level access from kitchen, dining, and possibly living room to the terrace.
3. How much would need to be excavated to build a basement? Does your desired house still fit within the allowed height then?
4. How much would need to be filled to build on a slab foundation?

1. The development plan allows a lot, only house height and maximum length are specified.
In addition, there are legal distances to the neighbors.
2. The slope is 1.80m over 22m length.
3. We don't know that exactly, that's why we now want to hire a surveyor to create a site plan.

5. Without a site plan and floor plans, I guess no one will give me offers.
6. Well, the guest room and office might possibly have to move to the basement with a smaller footprint, which is OK but not the desired state.
