1. The development plan allows a lot, only house height and maximum length are specified.
In addition, there are legal distances to the neighbors.
2. The slope is 1.80m over 22m length.
3. We don't know that exactly, that's why we now want to hire a surveyor to create a site plan.
4. Same answer as in 3.
5. Without a site plan and floor plans, I guess no one will give me offers.
6. Well, the guest room and office might possibly have to move to the basement with a smaller footprint, which is OK but not the desired state.

Could you explain that to me in a bit more detail?
I didn’t quite understand that.
Do you mean the slope over the entire property area or over the footprint of the house?

I am not a fan of the basement in clay soils; it must be constructed as a white tank due to stagnant water and is therefore expensive in my opinion and unnecessary here, since storage space can be created differently, for example accessible via an attic. But then a shed roof is not possible. How best to position the house on the rather small plot should be worked through with your construction supervisor. Do not build too massive; in my opinion, the land does not allow for a large house. It does not work. It looks cramped. And then build with aerated concrete, because this building material allows a monolithic construction without Styrofoam or insulation boards on the wall. It is not more expensive than others. K.

Thank you for your assessment. We do not want any storage space in the attic; carrying everything upstairs is not an option for us. Since we want a shed roof, there really won’t be much storage space there at a 10-15° pitch either.

Aerated concrete will probably be our choice as well. No one in this residential area has likely built a white tank there. Presumably, the soil is just clayey?!?

If the height difference between the mountain side and the valley side of the house amounts to "a basement," then you can just build it completely, i.e., use the elevation of the valley side as living space. Roughly, for every 20 cm "wall height" of this house substructure, about ten more percent of the basement cost is added proportionally; therefore, the rule of thumb is to calculate 100% basement cost starting at 2 m height difference (and proportionally less below that).

Of course, more a folk rule than a precise measurement.

How a basement should be constructed should be stated in the soil report. In ours it was, ultimately - here clay soil - the geologist advised against it. Not explicitly, but those who can read will read it. Otherwise, 11ant is right, and I think that for you this is no longer a gentle slope but a steep slope. Almost 2m over the short property length of just over 20....
