No, your garage is located in the indoor area. Outdoor area means (simplified) outside the village / at or in the forest.

That is the Bavarian State Building Code

And that is the development plan.

Both are different things.

Hello everyone,

quick feedback:

After consulting with the municipality and the district office, we even had the possibility to withdraw the application.

After discussing our options with the architect and the municipality, we are now sticking with the flat roof and the application for an exception. Also because a flat roof actually now seems to us like a better option.

I have to say that I really received advice and support from all sides, so I have to retract my criticism from the initial post. Especially the representatives of the municipality always had an open ear for me. Great praise. Note to myself: Talking and asking for advice helps.

and in hindsight no one regrets a project-related building permit anyway, instead of possibly having a not entirely watertight exemption in reserve. The costs are usually bearable...

In the meantime, a new problem has arisen:

Contrary to the plan, our plans lack the minimum base height (distance planned terrain - top of the base slab).
This only became apparent after the plans were reviewed by the prefabricated house company.

As far as I can judge, the surveyor will have to take another look as well.

This raises 2 questions:

1. The architect should have noticed this. We sat together and discussed the base height.
After we discussed it again later, he said it would be fine. We should just let the approval process run.
But I don’t like that. I would like the construction project to be legally clearly regulated.
Regarding the costs, will the fees for the new height plans from the surveyor fall on us?

2. Communication with our architect is very tedious and taxing on our nerves. If you reach him by phone, you are continuously postponed to another day, on which you are again postponed. Promised callbacks do not happen. Emails remain unanswered. I have repeatedly suggested coming to the office to discuss, for example, the issue with the base height. Instead, there is again only a short phone call without anything being properly discussed. This has already happened with several other points regarding the planning.
I understand that they are also under stress, but from our point of view, everything runs carelessly and without a plan. If everything had been clearly discussed from the beginning, the 3 intermediate plan changes could have been avoided.
We would be grateful for tips for future dealings.

In my experience, we are currently building a prefabricated house ourselves, and also from many reports here in the forum, it seems that with a construction project one should not trust the professionals but rather read up on everything oneself and acquire expertise, which from my point of view is hardly possible. Whether it depends on the price range, that we here in the forum with our difficulties are a minority among builders, or whether there are other reasons, I cannot assess. Basically, however, I am of the opinion that, considering how long humanity has been building residential buildings, difficulties occur too often. It should finally just run smoothly. I agree with you that as a builder one should/must inform oneself, but on the other hand, I also wish for all the many, many money that "someone takes me by the hand." But it could also be that our "many" money is not much money for the builders. ;-) I continue to follow your post attentively, even if I cannot contribute anything substantial. Except that it will be over at some point by planning and then you will live happily and contentedly in your beautiful new house. :) Because, not to forget, all builders eventually live in their own beautiful house.
