In the meantime, a new problem has arisen:
Contrary to the plan, our plans lack the minimum base height (distance planned terrain - top of the base slab).
This only became apparent after the plans were reviewed by the prefabricated house company.
As far as I can judge, the surveyor will have to take another look as well.
This raises 2 questions:
1. The architect should have noticed this. We sat together and discussed the base height.
After we discussed it again later, he said it would be fine. We should just let the approval process run.
But I don’t like that. I would like the construction project to be legally clearly regulated.
Regarding the costs, will the fees for the new height plans from the surveyor fall on us?
2. Communication with our architect is very tedious and taxing on our nerves. If you reach him by phone, you are continuously postponed to another day, on which you are again postponed. Promised callbacks do not happen. Emails remain unanswered. I have repeatedly suggested coming to the office to discuss, for example, the issue with the base height. Instead, there is again only a short phone call without anything being properly discussed. This has already happened with several other points regarding the planning.
I understand that they are also under stress, but from our point of view, everything runs carelessly and without a plan. If everything had been clearly discussed from the beginning, the 3 intermediate plan changes could have been avoided.
