All that, tempic, should better not happen now. The construction boom is taking its toll. Even a simple land charge registration now takes eight weeks at the court here. And this is in Profinz. Karsten

Neither our lawyer nor the bank expected any problems. Both found the contract okay and absolutely usual. But I will ask the lawyer if I could sell tomorrow. I'm interested.

It is not unusual. Only the duration of the land registry formation is unusual. You already live there, and the house did not just fall from the sky. But right now everything takes time. In summer 2016 we acquired four hectares. This field was not yet registered in the land register as belonging to the seller. He had recently received it from a farmer by way of exchanging one plot for another. The old owner was still recorded in the land register... Now almost a year has passed. In terms of the land registry, the matter is still not settled, paid for, or exchanged for a long time. The field is also leased, but officially it does not belong to us yet. If we were to sell it now again, I believe there would be total chaos in the court. Karsten

You can be sent an invoice. However, it only becomes due once the conditions stated in the contract are met. There can be an arbitrary amount of time between receipt of the invoice and the due date.

Are you sure about the three points?
However, it still remains highly risky to sign a notarized contract before the financing.

We have a large portion of the property as equity available, so we would only need to bridge a small part in case the overall financing takes too long. So that is not the problem. The bank definitely won’t give us the full amount as long as they don’t have the missing documents, and of course we didn’t have them at the time of signing the contract either. We just wanted to secure the property and accepted the risk that we might have to bridge finance. But I hope it won’t be necessary.
