If you already have a free choice, why did you choose this particular plot? You want a south-facing garden and ruin it with your own driveway. Apart from the length to be paved, you also have to buy the areas for the private driveway.

I would take parcel 71. Sure, the building envelope is not that wide, but you can make the floor plan squarer or expand the attic, because your ridge height is not 8m but 10m.

The size of the rooms is difficult to assess without measurements. What immediately strikes me, however, are the many corners in the hallway. Are you sure you want it like that? Cleaning that will be a nightmare.

If you can develop in the north, I would probably choose the 72. First, tell me if the plot is already confirmed and if so, why this one.

Our current favorite is number 76. The long driveway is already a disadvantage, but there is no traffic in front of the house here. We quite like the orientation of the property because the wide side of the house can be oriented to the southeast. Number 72 is too narrow for us and number 71 would be almost okay if you didn’t have to allocate at least 5 meters to the left of the building boundary as a building window.

Hello again

Assuming that the street is a dead end with a turning circle, there is not to expect significant traffic on the other adjacent properties there either. A standard design can also be implemented much more easily there.

The property selected so far is something for a good architect. You should use one if that is your result after a year of planning work.

The 76 practically cries out for a garage separate from the house close to the access path between 77 and 75. This is then located in the southeast of the property, which is also not really optimal. What is 77? Is boundary development permitted? Are garages allowed to be built outside the building window? I would definitely prefer 71 and 72 myself. Regarding traffic, we live at the turning circle of a dead-end street, where "everyone" turns around, i.e. street parkers who want to be immediately facing the right direction, visitor traffic, mail and parcel services. Turning in 3 maneuvers causes more noise (noise would be complaints on a very high level) than just driving past. And the own driveway is gladly used as an additional turning space ...
