I don't think the property is a problem since the size is sufficient. I am now at 11.2x9.4 plus garage 6x8. We will go ahead with both proposals and see what comes of it. @ RomeoZwo, the northern measurement is 20.95 but it gets wider towards the back and I have to stay 3m away from the street anyway.
