Hello everyone,

I am new here and have quite a few questions.
I have already looked at many threads here in the forum (maybe too many:confused).

My wife and I wanted to look for a single-family house due to growing our family and my wife's parents. My conditions include:

    [*]House from 120m²,
    [*]from 4 rooms
    [*]low energy efficiency
    [*]basement
    [*](including plot???)
    [*]Budget: 250,000-300,000

Unfortunately, there was no suitable property already built in the individual real estate portals.
So I came across some providers who build prefabricated houses.

My first questions are:

[*]Is the budget realistic or sufficient for building a house???
[*]What is the difference between conventional houses and prefabricated houses?
[*]Are prefabricated houses much worse in quality compared to conventional ones??

I have already read some topics regarding some prefabricated house providers like Scanhaus Marlow Marlow, Allkauf, ... There are always negative, but also positive comments.

[*]Can the negative comments be trusted? Can the positive comments be trusted?
[*]Do I have to be prepared to be lucky with which construction manager I end up with?
[*]Are there prefabricated house providers that can be completely trusted?
[*]What should I definitely keep in mind when visiting a prefabricated house provider?

Thanks in advance

Best regards

Keough

if you only mean house construction then yes

if land, ancillary construction costs, etc. are to be paid from it then no

In the single-family house sector, a prefabricated house is somewhat more expensive than a solid construction.

For all in, that is excluding the land, but including a house with a basement, the mentioned budget is unfortunately not sufficient.

House with land will probably not go for that price in NRW, unless you get building land very cheaply. A prefab house is not cheaper than a solid house, not even Scanhaus Marlow, and they are already cheap. That surprises me too. But apart from the short construction time, I don't see any advantages in the construction method either. Timber frame, filled with insulation material, if it is about money with EIFS facade, that is nothing really special, when there is a stone wall with monolithic structure and plaster in front of it for less money.

You should rather look for high efficiency

Thank you very much in advance for the first answers.

[*]Would the budget be sufficient without a basement?
[*]How high would the budget have to be in order for me to be able to build a house under the conditions I mentioned?
[*]Why do prefabricated house providers then offer turnkey house construction for 250,000?

Regards
