It's actually always the same debate. The layman smells a big scam, but in the end, the shampoo bottle says that for €3.99 only 100ml are contained, instead of previously 180ml for €3.49.

The home builder, who only sells the house, is not responsible for checking whether the plot of land is suitable. He excludes this in the contract or states the conditions for fulfilling the contract.
And that is completely normal. The car dealer doesn't care or guarantee that the vehicle fits in the garage or can climb the snowy driveway fully loaded.

Because this inspection for a plot provided by the customer is not calculated in the price since it cannot be generally calculated, every plot is different. The inspection can take 2 hours or 2 weeks.
What price should the general contractor charge for that?
Such things are excluded, period. We do the same: foundation is the customer's responsibility, we deliver our machines from the finished foundation, done.
Of course, we are happy to calculate the foundation as well, but then it gets really, really expensive. Because in the end, we have to stand behind it and inspect and calculate accordingly thoroughly. The customer can also get some xyz who dumps 20m³ in over 2 weekends. We don't care then.

Anyone who wants full support has to go to the architect? He looks for the plot, checks if it fits, makes the suitable design, etc. But he charges €20,000, €30,000 for that.

But again. Almost every general contractor will do that on request. It just costs a lot of money.
You get nothing for free.

So, to sum it up briefly once again:

Don’t do it! You gain no advantage from a preliminary contract. Only the property provider benefits. And the person who calls you once a week to put you under pressure would be the first to be kicked out. They only care about their commission before Christmas – you mean nothing to them!

If you have concerns, then you have to define those concerns concretely for yourself.
If you ask a forum here but respond rather vaguely and cannot explain something specifically, then it is not possible to help concretely here either.
Tip: Better read the contract more carefully than you respond here and then act accordingly.
