So, rooms in a converted attic, which is not a full story, would also be included in the calculation?

I received the following response from the building authority regarding § 19 of the Land Use Ordinance. If a 50% exceedance is possible, then the project would be realistic, right?

"The development plan contains specific building code and planning law provisions, which apply in addition to other legal regulations.

Therefore, § 19 of the Land Use Ordinance naturally also applies here. The exceedance of the floor area ratio is only permitted with the ancillary facilities described there according to § 19 para. 4 of the Land Use Ordinance."

Which project exactly? So far I've only read confusing stuff about living space, residential units, semi-detached house, brother, and pieces of the development plan puzzle. Show us the plot, tell us where we can find the development plan, share your goal, your requirements, and your budget.

We intend to build a semi-basement duplex with 3 residential units (one standard semi-detached house with approx. 140-150sqm and one semi-detached house with two apartments and a total of approx. 230sqm).

The budget for the construction (excluding the land) is a maximum of €750,000. We tend to prefer solid construction, but have not yet made a final decision.

On the subdivision plan, it is plot 4.5.3. with approx. 25m length and 30m width.

Floor area ratio: 0.35, plot ratio: 0.5, 2 full floors, 9.5m ridge height.

That doesn't fit. 380 sqm x 2000€ makes 760,000€ 170 sqm basement = 170,000€ Additional building costs, outdoor facilities, kitchens...
