I meant that you asked whether a duplex is possible at all. From that arose my question whether 2 residential units are possible in one half of a duplex.
I assumed 2 residential units per plot because it is usual. Only single-family houses are shown as symbols. Without the E/D option for this development plan section, this would normally have resulted in a side setback distance to the neighbor (plot 12).
I don’t understand the situation on the plot. Where is the wall to the duplex partner and what are the overall external dimensions of the duplex?
The site plan is oriented south. The adjoining side is to the left on the plan (east) and the neighbor’s dimensions are not mentioned. The original poster is building on No. 13 (581 sqm), the duplex partner on No. 12 (565 sqm).
