Hello Yvonne, thanks. What does a comparable property cost roughly in Lower Saxony? That means approx. 200 square meters house with double garage, kitchen and outdoor area, painting work, flooring, underfloor heating, air-to-water heat pump, fireplace, what is known as a "city villa".
Insulation or not, the Energy Saving Ordinance applies.

In our area, a Bauhaus and a city villa are being sold. Smaller living area. 140/160 sqm -> The agents aim for 450 or 520 thousand respectively. Without reason, because it is leasehold land.
Other houses are not comparable, as they are older or a completely different style, e.g. a Huf house for 700,000.
You can compare different areas on Immonet and co. -> enter location and go.
Basically, though, this doesn't help you.
But I find the values of your property questionable!
