In our area, a Bauhaus and a city villa are being sold. Smaller living area. 140/160 sqm -> The agents aim for 450 or 520 thousand respectively. Without reason, because it is leasehold land.
Other houses are not comparable, as they are older or a completely different style, e.g. a Huf house for 700,000.

Well, I am also an advocate of controlled residential ventilation in new buildings. However, one should objectively say that it only pays off very late. Ventilation and heating behavior are the be-all and end-all against mold. And the tales about windows being too good in old buildings etc. really annoy me. Back to the topic. I assume that a buffer storage tank is installed here and that the heat pump is also oversized in terms of capacity. In addition, it is glaringly misadjusted. How the homeowners were able to accept this in a new build is a mystery to me. Possibly the underfloor heating is also wrongly designed, i.e. for too high a flow temperature. That would be difficult to counteract. Have a look at the second meter if available. Also the heating load calculation and the design of the underfloor heating. In summary: A house from 2013. It is not due to the thermal insulation. So it must be the technology. Something is wrong there. It can certainly be repaired. You just have to know where the catch is. If the underfloor heating is incorrectly designed, the only options are to redo it or use a gas heating system. And 120€/sqm is super cheap on the outskirts of Hamburg.
