It is called a building preliminary inquiry and comes up later.

If the fire chief also wants to build there, even better. No, seriously: your own municipal council is usually rather pro the creation of building land, the crossbars sit at the higher levels. In this sense: better the son of the district administrator than of the mayor.

I know, by now it has been a very long time. I went to the municipality back then, luck was on my side (at least initially - and now probably again): - in close proximity (200m as the crow flies away) the municipality was already in negotiations for a plot of land to be developed as a new building area - the mayor could not promise anything, but tried to include my parents' plot at least partially in the development plan Then there was a long pause without any information flow. and today an email came without prior notice, with a preliminary draft for a development plan (where clearly 1/3 of the desired plot is integrated). so maybe, with a bit of patience, one is just lucky after all The statement back then (I still assume this) was 'the plot should be able to be included in the development plan, free of charge, but the development will not be handled by the municipality Info about sewer, electricity, etc. I roughly received back then, it will concern about 40 meters.

That's like winning the lottery! Property value probably multiplied by ten, just because you asked nicely. So I would definitely invite the mayor to a barbecue.

Now show the area included in the development plan. The draft of the development plan is also quite nice to know.

Then let's take a look:
My short-term plan is first to wait until the procedure is definitely completed and the development plan is valid, and then to take care of offers for the development or to develop it immediately.
I would like to refine the floor plan a bit more, but the basic layout is correct – the ground floor (street level) should represent the living area with a southwest orientation for the kitchen and dining area – the basement (slope side) should contain the private area with bedrooms, etc.
Attached are the 3 partial plots to be included (visible at the top right, the beginning of the actual new development area).



Plus the relevant excerpt from the development plan (if more information is needed here, please let me know)



(Section 5.6 will still be added, where building-independent solar and photovoltaic systems are excluded, which is unfortunate because my father owns a photovoltaic system with solar tracking whose funding is expiring, which could have been integrated in a timely manner – but that is another topic)
