Plot selection & house orientation

Dear forum members,
we have been invited to a meeting with the mayor because we have the opportunity to purchase a plot of land for a semi-detached house in our home community.

Before the conversation with the mayor, where the other interested parties will also be present, I already have one or two questions.

We like plot No. 14 best because it is relatively large for a semi-detached house, it is not located opposite the blocks (No. 3 & 2), the driveway is on the other street (blue arrow), and thus it is also a bit more secluded from the semi-detached house neighbor.

However, it is on the wrong "sun side" and does not get any southern sun. The site plan is oriented north.

- Which plot (No. 14 - 17) would you choose & why?
- Is the ridge direction prescribed according to the development plan? The dashed houses shown are only a building suggestion according to the development plan. Or am I missing something here? We would like a semi-detached house with parallel ridge lines. Similar to "Satteldach 209 by Einsteinhaus."

We actually prefer a detached house, but we did not have enough social points for that, and there were too few rejections from people ahead of us on the ranking list.
However, we now also see the opportunities that a semi-detached house offers. Smaller plot, therefore lower costs and also the space-saving boundary construction that comes with it.

Nice. I also once had such a roof orientation in a terraced house. You forget that your semi-detached house partner has to cooperate. Basically, it is an advantage if you arrange together with the client/general contractor and/or architect to build together rather than against each other. But that does not mean you have to have Siamese twin houses.

If that is the case, then so be it. For me it comes last because it is too exposed at the intersection with two plot boundaries on the street. That would be too noisy for me. And nobody likes to shovel snow or weed on a display plate (the latter). The plot hardly offers any option for garden design except in the NW corner.

For that you present yourself to all the other neighbors.

Those are not blocks, those will be multi-family houses, which are allowed to be as tall as your little tower.

… would be my reason to take 15 or 17 with two garden areas.
My priority before the exterior view would be the floor plan, so that I manage the balancing act of combining garden vs. orientation with the floor plan.
Maybe some of these thoughts are helpful to you.

It is good that the other interested parties will also attend this meeting, then you can get to know each other. It is highly advised against planning a semi-detached house as if after the half-boundary the flood would come (because then it will come, see among others the Goalkeeper thread). Who are the other participants: only the other three families for lots 14 to 17? How will the allocation be done in/after this meeting: the building plots that only one person wants first, and between the competing applicants will then be drawn by lot? In your place, I would be more concerned about where the access to the underground garage should be. The most important coordination points with the neighbors are the depth of the foundation, the construction sequence (basements with cellar before basements without cellar!) and the house profile on the "seam" side. Once that is settled peacefully, one can even build wooden and the other stone, or vice versa. Unfortunately, that is a frequent starting situation; see also the remark This disappointment must first be processed so that the "betrothed" left half and right half pull together. Enlighten us instead by naming "Hintertupfing No. 123, Huberwiesen II".

Only yesterday I was glad to own a corner plot, but to have about 15m of walkway only on the short side.

For that reason alone, 17 is out, the adjacent walkway is unbearably long. Although... What is coming opposite and who owns the path or who has to clear it in winter? 15 and 16 are out because of the size. 404m², so besides the house, the obligatory 40m² stone terrace and 50m² double garage (so no one thinks we're too poor for 2 expensive cars) and paths, there’s hardly more than a 50m² lawn area behind the terrace and 2 flower beds left.

So 14. Against the showcase there are possibilities, starting with the hideous 2m high concrete wall (my neighbor opposite put it up, I’m waiting for the first “The wall must go” graffiti on it), through gabions, a nice green hedge(!!!), up to the classic fence, double rod mesh with plastic strips as privacy screen (brrrr awful)...

You will get enough sun behind the house on the terrace, because everyone will place their houses directly 3m from the street to have even a hint of a garden. None of the plots invite a nice big front garden.

And you really have the charm of driving onto the property from the other side and not having the entrance door to door with number 15. I like that.

Do you think such a house is even feasible according to the development plan?
At the meeting with the other interested parties, I would at least like to propose building such a house. That is partly the purpose of the meeting, to see if there are interested people who share a common building style.

I actually thought the NW corner could be quite nice. You don’t fry in the southern sun, but still have the evening sun to enjoy a cozy barbecue. Maybe the downside is the lack of sun inside the house?!
I had imagined planting a privet hedge on the street side. That's how I know it from my parents’ house. A hedge does entail work, but I cut my parents’ hedge twice a year until I moved out, and since I no longer live at home, I cut it once a year.

It would be nice if the house could be placed on the development boundary to the east. That way, you would have a nice large contiguous garden in the NW.
Here, of course, the question arises again, where the other party of the semi-detached house wants to place their house.

Plots 15 and 16 are too small for me.
But I will take a closer look at plot 17 again.

If I read my answer, you might think I have already set my sights on the plot. However, I merely want to present my thought processes.
