And I would add one more thing: The prices are a friendly estimate from Alex for Bavaria. For example, Ch would set the price per square meter significantly higher for a house with upscale fittings. Basement also with at least 60,000 etc.

Hm, I don’t know if I might have expressed myself incorrectly, but I am nowhere near your cost estimate.

I have here 3 orders from friends/family with ACTUAL costs. 2 of the houses are bigger, one is a bit smaller.
The personal contribution is roughly at a level that I can also manage with all three.

I will be building out here in the “middle of nowhere,” so the land price alone next door is already 100k€ (including notary, property transfer tax, land register entry, etc.)
A double garage (my uncle just built one 2 months ago) costs about 20k€ as a precast concrete garage (Za*f: including foundation and assembly), we built ours for about half the price (including planning and structural engineering) by ourselves. (paved inside, just like I want it)
Photovoltaics are correct, but I get the VAT back.
I don’t see the basement anywhere near 50,000 (I don’t pay for excavation, material disposal, excavator operator, or mason) I need one more staircase, one (filigree) ceiling more, and of course bricks. I don’t have to finish the basement; I can do that if needed. But the storage space is already available to me.
Okay, I haven’t dealt with the exterior facilities yet.
KNX I have almost crossed off, but even that wouldn’t add 20k in MORE costs.
Controlled residential ventilation does come
I don’t like a fireplace yet, but I want to keep the option open, hence the chimney.
I’ve already seen very nice kitchens for 10k.
And yes, a buffer of almost 5-10% is also factored in.

But none of that was up for discussion. I was hoping more for the wall construction and pros/cons of KfW funding.

We are currently building, but not in Bavaria, rather in SH. The prices mentioned I also find very high. Regarding the wall. Please without Styrofoam, no thermal insulation composite system. So double-layered clinker with mineral wool in the air gap, unusual for you, right, or Ytong plus plaster. Thick Ytong. It can also be Porit or similar. That's how we build. It goes quickly, is ecologically okay, warm wall, little moss-prone, stable enough to bang a bicycle against it. To save costs, a more angular floor plan without many frills, always 110 cm FF windows, all the same, underfloor heating with gas and solar thermal, no other error-prone control technology, on the roof Braas double S silk matte, which also does not moss so quickly. Kitchen, ours costs 3500 plus 1000,- assembly, Ikea. You are welcome to buy windows and exterior doors at, for example, Grandpol near Stettin, good quality, fair price. We do nothing ourselves and thus come to about 1500,- per sqm without land, without outdoor facilities, with 135 sqm base plate floor area. So, with family support, if it really comes, just go ahead. Money is cheap. And always remember, keep it simple.
