Planning double garage boundary construction 6x9m

Good morning everyone,

we are currently working on our garage planning.

It is supposed to be a solidly built garage and extension in the format 6x9m.

The development plan requires green roofing.

We are now facing the "problem" that our plot is sloping according to the terrain measurement points.



In reality, it looks to us as if partial areas were already excavated here during the development. In the rear area (see marking) you can see the probably original "natural" terrain height.



Due to the measurement points, we are not allowed to build our garage higher than shown in the attached plan, in relation to the natural terrain height.

In addition, the green roof means that the roof structure is larger and thus the ceiling height is lower. A concrete ceiling with sloped insulation + green roof was planned.



An electrically operated sectional door from the company Hörmann (model LPU42) is to be used.

If I look at the installation dimensions now, I see significant difficulties with the current planning in terms of a reasonable implementation.



With the grid size, the red-marked door results. However, the electrically operated version requires a minimum ceiling height of 2,235 mm. With this structure, ours is 2,125 mm.

If I see this correctly, the orange-marked door could be installed at most with our ceiling height. This door would then lead to an LDH of 1,775 mm. I really don’t want to have to bend over to get into my garage.

Perhaps someone among you has faced a similar problem and can report on it.

Are there any possibilities to still build the garage a bit higher?

She has already planned with the maximum. The concrete ceiling could still be replaced by a wooden beam ceiling. However, this would only bring a few centimeters.

What does the development plan or state building code say about boundary constructions?

Does the planner have no better suggestion for the gate?

Not really much.

Regarding the gate, I don’t expect much initiative from our planner. :(
