11ant, thank you very much for the hint. So you mean, if the existing house subsides, the ground should be checked to determine the properties for a new build. If the ground is good enough, a renovation would also not be out of the question.
Again regarding the garage issue. I was aware that I can split the 9m. I was thinking of a "normal double garage," about 6x7m or so. But with the remaining 2-3m, I can't do anything for a workshop shed. To not exceed the maximum 9m, I would place the shed 3m away from the north boundary. Actually directly attached to the house,... which would probably violate the setback area of the house.... ... or could the shed be part of the house, then the original question arises again whether I am allowed to approach 3m to the boundary behind the garage and only have to meet the 6m in front of the garage.
Regarding the plan: The year 1957 is stated in the Geo-Portal where I downloaded the plan. The employee from the municipality said he also does not have anything else available. I would have to look up the construction year of the house from the documents, but I think 196x is a good estimate.
