Floor area ratio=floor area ratio: buildable plot area including ancillary areas (there are special regulations for this) Floor space index=floor space index: sqm in full storeys in relation to the plot size (there can also be special regulations for basement/attic)

However, now I would be thinking about the allowed one granny flat, in exceptional cases also three residential units. 5 residential units are within the realm of possibility to not be approved. What kind of houses are those that contain three residential units? Are these family granny flats? Or is it commercial housing construction, as you envisage?

And then: Draw your property: with the 3-meter setback areas, I can't fit a house on it that can be combined with parking spaces. Parking spaces are also subject to boundary setbacks, except for the permitted 9/12 meter boundary construction. Just upload a drawing of the property!

I haven't read anything about secondary apartments. Rather about 1 apartment per floor. The plan also states somewhere that only flat roofs are allowed in three-story construction. So, would that possibly be allowed too? The exceptions are houses with one apartment per floor. That means ground floor, upper floor, attic floor. I would estimate the living area at about 110 / 120 sqm per floor with almost identical plot size. Google Earth gives me a figure of 232 sqm for the roof of one house on a 560 sqm plot, and they don't have a large roof overhang. I am referring to that house in my thought experiment. They have the 3 apartments (I suspect for their own family) and I would basically build the structure the same way, only I would like to subdivide the upper and possibly attic floors so I can rent them out better and so that my mother doesn't have a family with several children running around above her head, but rather quiet singles live there.

The plot is 19 m wide at the street and 29 m long at the back. Distances here are, as far as I know, 2.5 m to the neighbor and the garage may be placed flush with the property boundary. What I don't know is whether the area in front of the garage (left side of the picture) can also count as a parking space if it belongs to the same apartment?

I hope the picture is sufficiently clear for the purpose? On the left is 3 m distance. On the right 2.5 m. The parking spaces (except garage and in front of it) are 2.25 m wide.

And how is the access to the garage? Are all directly accessible from the street? Is that even possible over the sidewalk, etc.? It all looks really cramped - regardless of the fact that I don't really see five residential units as approvable...
