I would basically build the building structure the same way, only I would like to subdivide the upper floors OG and possibly DG so that I can rent them out better and my mother doesn’t have a family with several children "dancing around on her head," but rather quiet singles living there.

No. There is no parking space in front of the garage because the vehicle cannot come out of the garage. Take a look at the state building code of BW regarding multi-family houses. Before the ground floor apartment is already structured, a sensible layout for OG/DG with 2 apartments each plus balconies should first be developed. In which direction the balconies and then the access to the apartments, bicycle parking space and freezer room, best accessible for everyone.
