Floor area ratio 0.4 with 550 sqm is a single-family house with a maximum of a granny flat. You can forget the idea of a multi-family house.

Hello everyone,

thanks for the feedback.

Can you give me a tip where I can find the floor area ratio? If I remember correctly, I heard the number 0.4 from one of the developers, but understood it as referring to the building footprint. Especially since one developer gave me a rough price for 325 sqm, he has the documents, and if that would generally be impossible, I think he or one of the others would have said something. Otherwise, we can save ourselves further effort.

I have a "Textual determination for the development plan."

It states: "Extent of structural use"

For the ground areas, floor areas, and building mass number, as well as the full floors, the respective entry in the BBPl is decisive, with the exception of...

Furthermore, number of apartments: "For one- or two-story" development, a maximum of 2 apartments per building. (So far there have been 3 exemptions with 3 apartments each in the development area.)

Unfortunately, the graphic development plan is very yellowed.

There I can read something like

WA | II 0.4 | 0.8 - | ^

Is that what is meant?

Sorry for my "ignorance" but you have surely already noticed that I came to the project like the "virgin to the child."

General residential area, 2-storey Floor area ratio 0.4, plot ratio 0.8 Now it looks much more promising again!

So with a floor area ratio of 0.8, the world looks a bit different. It still won't be a big house. With that, you can create about 250-300m² of living space in a multi-family house.

Thank you, that is encouraging. Does that mean that I am allowed to build a total of 0.8 of the plot area, or how is that to be understood?
