Development plan for a multi-family house

So I do hope very much that the poison-murdering wives from our neighborhood keep their distance.

It's not that I'm afraid for my children.
But it does make a difference to me whether one family looks into my garden/on my plate, or several. In addition, more people also need more parking spaces, the street is quite narrow. And the noise will probably increase too - more people - more noise. This may sound snobbish, but we do prefer it a bit quieter. Moreover, we did not expect that someone would fully utilize the building envelope and the heights. In the community, the large building envelopes were explained to us in a way that you could also build, for example, a bungalow, or more individual (e.g. with a bay window). Now it naturally takes our light away.

The problem is that this is not regulated in the building code. At least not visible to me. For those interested:

The usual things are in there (roof shape, ridge height, etc.), but nothing about single- or multi-family houses, or renting. According to neighborhood gossip, the neighbor wants to rent out the 6 units.

Well... high-rise buildings are allowed there. And judging by this text, you are also allowed to have apartment buildings and rent them out there. It is what it is. I hope the block is not to the southwest but to the north-northeast of you.

I don't see the problem. You buy a plot of land with a large building envelope etc. because it offers you a lot of flexibility and are immediately devastated when others use this flexibility too? If you want more distance and exclusivity, you have to buy a bigger plot of land.

I completely agree with 's opinion. On the one hand, you are quite happy with the open regulation, now you curse it because someone uses it in the same way you do. You knew the development plan after all! Don’t get worked up about the situation and talk it down more than it is. You probably can’t do anything about it (I haven’t looked at the link to the development plan), and it might have little impact on your life. Tenants of small multi-family houses in a new development area are usually reasonable and considerate towards you. Regards, Yvonne

There is a lot more in it (in the three parts: plan, legend, and text), and the overall tone of all this is: calm down.

For the entire planning area, a floor area ratio of 0.35 and a plot ratio of 0.7 apply. There are only three plots that allow multi-family houses: parcels 1, 2, and 3 (opposite 37, 19, and 18) between the playground/bus stop and the green strip to the state road. These multi-family houses should be a blessing as a sound barrier wall for the single-family houses behind them.

They all belong here to class E2, which allows three full floors. This changes nothing about the floor area ratio of 0.7. For the largest plot of 1,423 sqm, this means 996 sqm of living space on 498 sqm of plot area. Just these three multi-family house plots provide 30 parking spaces of their own (plus eight in garages), and there are 15 more at the roundabout by the stop.

Uh, and as a side note: you yourselves are allowed to build with two full floors with the hefty floor area ratio of 0.7 as well. In all roof shapes and colors. If you are located directly opposite, you even have the second largest plot in the entire settlement with 731 sqm. That’s what you call a jackpot.

If you do the math: these certainly won’t be social housing; rather, they will be the most upscale neighbors. Pleasant Porsche density, I’d say.

So, a quick update. I probably should have added that the planned multi-family house is on an E1 plot. We deliberately kept our distance from the largest plot opposite the E2 plots precisely because of the bus stop, playground, and multi-family houses... And I'm by no means jealous because the neighbors are fully utilizing the building envelope. For all I care, a villa could stand here. I'm just annoyed that instead of a single-family house, six units are planned. We did not expect that. The other neighbors affected are, to put it mildly, pretty upset. We called the municipality today to ask if this is actually true. Well, what can I say? It seemed like they themselves were surprised that so many want to slap a multi-family house there (apparently not the only one). It will probably be excluded in the upcoming development area that something like this will happen. But that doesn't help us anymore. We can only wait and hope it won't be that bad. And with the current building costs, we'll probably only be able to afford an Opel. But I will report as soon as I spot the first Porsche in our settlement 11ant!
