Planning a land purchase and a 400k budget for house construction

400k might be possible, but it’s already tough at the moment. Here are my experiences: - If you want living spaces in the basement, I would roughly budget 100k for the insulated cellar. Possibly more, depending on how you want to handle windows. - Then 2 full floors + roof is about 350k, so I agree with the previous speakers and would rather recommend 1 floor. So basically a bungalow + cellar. I’d estimate that at 250k. You still have 50k left for construction and incidental purchase costs. These are really very rough figures, please inform yourselves with concrete offers and preferably talk to a cellar builder first. Caution! In my opinion, the biggest risk right now is the delivery time, whether from a prefabricated house or a local company. Inform yourselves about the ominous keyword "Bereitstellungszins". One more comment: Have you checked the buildability? Is there a development plan? Due to the large meadows near your plot, it might be that it’s not entirely buildable as "Innenbereich". It’s best to call your local building authority.

You can take the delivery time into account, the money does not need to be available already at the time of order.

I had already pointed out the suspicion of partial "Außenbereich" issue in post #6. Where there is a development plan, however, it would also take this into account with regard to the building windows.

Thank you first of all for your feedback, the delivery bottlenecks are really a problem, I think as 11ant already says, if you coordinate the delivery time well, it should work.
You probably have no influence on short-term shortages anyway.

Unfortunately, there is no development plan yet, I have already consulted the responsible building supervision authority by phone, where it was said that the building permit does not seem to be a problem at first glance.
But I have now submitted a preliminary building request with a site plan and prophylactically a basement + 1.5 floors.
Whether it will perhaps only be basement + ground floor should not be a problem.

We will definitely first involve a professional basement builder and see what he says about our ideas or what he has to say regarding cost/benefit.

Currently, the question arises for us as to when during the construction phase or possibly even earlier the development of the property must be carried out? Specifically, at what point the sewage and water pipes as well as the conduits for electricity and telecommunications must be laid up to the property? Since this, as already mentioned, represents a higher cost for us, we wanted to include this in the house financing, but if this has to take place long before the start of construction, it would inevitably bring our first repayment to the bank forward, which would lead to longer parallel payments of rent/house financing.

Pretty much at the end.

However, you need construction electricity and water. Rental of the construction power box and water connection. But that does not cost much initially, a few hundred.

Good evening,
I would like to refer back to your opinion once again.
Builders or civil engineers are currently difficult to find, and what we have worked out so far I have attached in the photos.
Do you think the project without a basement, as shown in the drawing, is feasible, and what do you think, what costs can I expect for earthworks, filling, and compaction? Since a carport is to be built on the right side of the house and a terrace on the left, this should preferably be founded at the same time, meaning it should also be filled.
