...which I also don't understand, why the current owner is building an underground garage and the house cellars and then selling it, so that the property buyers already buy the underground garage part with the cellar. But maybe that is easier to implement.

I'm just saying that this is an exotic construction where many things have to be taken into account. In terms of the land register, in financing, and the actual design of the contracts. As I said, I have only experienced something like this as a WEG construction in over 20 years.

I wonder: three floors are mentioned. Are these 3 floors above ground plus basement, 2 floors above ground plus attic plus basement, does that mean 2 floors above ground plus basement as above ground floors or 2 floors above ground plus attic plus basement ROOM with 2 parking spaces? Do you have direct access to YOUR basement and your parking spaces and only use the driveway together? Or do you have to use communal areas to get to your basement? Do you have plans? In this forum, WEG is discouraged. I think you can't say that across the board. And a townhouse with communal accesses doesn't automatically mean WEG.

With reasonable regulations, it is usable like sole ownership. I don't think it's bad.

To be honest, I don’t know that exactly yet. He only described that during the project presentation. I think both are possible. Through the house directly into the basement and through the underground garage, which would then also be common property. I have often seen such terraced houses with direct access to underground parking spaces. I don’t think that’s unusual. What is true, of course, is that probably the garden above the underground garage, which I buy as land, is located above the underground garage and not only above the two parking spaces. This raises the question for me whether the part of the underground garage directly under my garden then also belongs to my property including liability for possible damages or whether it is then common property (only underground garage). I would have to ask. I also wonder why the current owner of the land builds the underground garage including the basements for the houses and you then practically buy the land with already built basement and underground parking space from the current owner and afterwards build the house on top. I think that probably has financial advantages for the seller...
