But you can also buy underground parking spaces. Sure, the rest of the underground garage is of course common property. The properties above it are not. At least that is my understanding.

without wanting to judge, there really isn’t much to say, after all, you have no choice, do you? If you look at the other sales objects in the neighborhood, this is the cheapest option.
If the rest fits, then go for it. Gussek Haus has a good reputation here. Possibly this will be a starter property for you and you will change later, so you can sell it again.

I just happened to have the trusted notary over for coffee. In principle, it is possible if all own installations (walls, technology, parking spaces) are located on the respective own parcel. Especially in townhouse developments, it is not uncommon for the path in front of the houses to be common property, while the houses stand on their own parcels. This path could certainly also be underground, or additionally exist underground, and there provide access to the property (in this case, the parking spaces).

...yes, that is it. Yes, price-wise it is appropriate for today's times. Two years ago it would probably have been 100,000 cheaper. But prices will probably rise even more.

Land and building everything myself would of course have been preferable to me.

Not a simple legal construct. It requires several easements (e.g. subterranean building rights). Also not easy in valuation (mortgage lending value determination).

I have never seen it like this in practice (in over 20 years). Only in condominium form.

I need to ask again more precisely. That was now my logic. The fact is that the parking spaces are planned under the house with their own access from the basement. The parking space itself then, of course, belongs to the owner of the property above. What is, of course, correct is that the garden above also belongs to the property but the underground garage part below, which does not belong to the parking spaces, will probably be common property. On the other hand, in the plan the area above the underground garage that practically remains and does not count towards the individual properties is considered common property.
