With clay soil, you wouldn’t worry, right? ;)
I would rather see the problem of drying out here, although 60 cm is probably sufficient.

what could be worse,
a few puddles in the garden that slowly seep away or
a flooded underground garage with total loss of the cars.
I would think more and ask questions about the drainage of the underground garage (lift station, diameter of the drainage, buffer storage, etc)

To me, this does not sound like a property in the overall description, but rather like a special use area in a WEG complex. The basement access from "your house" to the communal underground garage excludes, in my view, the possibility that we are really talking about separate properties here.

I do. Anything else would be at least tax evasion and generally not accepted by the tax office. They are not idiots.

Just give the info on what is planned "there" by Gussek Haus? Where is that? Can you find it on the web?
