What I absolutely want to mention and was actually no longer quite aware of, since we have seen quite a few houses in the past days and weeks: Our original floor plan is very strongly based on the Maxime 710 II. Therefore, I am somewhat surprised that at least the concept and the layout of the rooms have, in my opinion, fallen so flat here (excluding my shortcomings regarding the staircase and door arrangement now) :)

Well, I see it as a big advantage that I was already able to see the "turnkey from" price with the providers who were on my shortlist.

This allowed me to immediately rule out a certain house size or shape, for example, I wouldn’t have even gone to see or thought further about the Sento 504, not my price range.

What is so complicated about integrating something like that into a website is likely only known to someone who is not involved in programming.

The biggest criticism of your design was that the staircase on the ground floor does not match the upper floor. That is truly not a small issue, because as a result, nothing fits together at all.

And to confirm my hypothesis from above:
If Viebrockhaus had listed the "from xxx,xxx EUR and you’re on board" price on their website, you wouldn’t even have considered this house in that size.
A non-binding price inquiry would most likely result in 4xx,000 EUR from them and would thus be "way out of range" for a total budget of 500,000...

The problem is that the rooms no longer work as you have drawn them when the stairs are correctly aligned on top of each other. Therefore, it is basically an incomplete design.

I think so too.


Basically like this, drawn in red. The ground floor is recessed, thus creating a walkway. The upper floor remains a rectangle and covers the “walkway.”
In green (color doesn’t mean anything) a bad idea: direct access from the garage is unnecessary with this entrance door arrangement. Its distance of 2 meters from the garage door is more practical than the interior connecting door. Also, the door opens in exactly the wrong direction. This is a mistake many make when tinkering on their own.

There is nothing complicated about it. There are plenty of countless building proposals to do without "transgenic inspirations." The emphasis with the standard house lies on the "slight" adjustment - which actually becomes more complicated here (however, I am happy to advise). The description of the study reason does not sound like a lightly skippable nice-to-have. Such a de facto "third children's room," however, cannot just be "squeezed in by shifting walls." Besides: with budget- and/or room-number-related at least "medium-sized operations," it is better to take a too small model and enlarge/expand it than to shrink one that is too large or recut one that fits in size. Nothing magical if you do it as "daily bread" ;-)

I have indeed seen the single picture of the upper floor, but I still could not follow the operation "linguistically." Meanwhile, I think the explanation is probably quite simple: you apparently meant to mirror the upper floor individually. But that is basically not possible since this model has an off-center staircase. In connection with the change from a knee-wall house to a "city villa," you might be lucky that it just works out in the individual case (though the consequences for the downpipe runs are not trivial).

At the sight of the ground floor of the Sento 504, I immediately thought of the Maxime eight hundred ten two :)

The price of a Viebrockhaus only says something about this Viebrockhaus, or a Viebrockhaus or Gussek Haus of the same size, but not about a Fingerhaus. And even between Viebrockhaus and Gussek Haus, it should be considered that their regional price deviations do not follow the same "rules."

We have received our preliminary draft. Overall, we like it. Except for the sofa corner, which is probably a bit too tight – but the kitchen area is huge. That’s why we will swap the kitchen with the living area.

In addition, we have initially planned without the cantilevered upper floor above the entrance area (great idea from ypg) and only with a canopy, which is not yet visible in the draft. According to the general contractor, it would be about €11,000 more (7m width, 1m depth) for the bay window.

What major flaws do you notice?
