Our floor plan for a 140-150 sqm house - first ideas

Hello, at the beginning of next year it should be time, my wife and I want to have a house built! We have a plot of land measuring 18.5x37m with a southern orientation.

As a house type (2 stories not allowed) we can easily imagine a gable roof with a high knee wall (150cm), with which we should be able to stay at one floor?!

I played around a bit with floorplanner and this is what came out, the dimensions do not necessarily have to match the final product, but should be okay overall! We definitely need 2 children's rooms of 13sqm each, a parents' room with a dressing area (due to shift work), as well as a small study on the ground floor and a large living/dining/kitchen area.

I’m curious about your opinions...

Attention layman!

What I am already missing are guidelines based on measurements.

I personally like the ground floor, but do you place the heating and technology in the (not) existing basement, or where?

The staircase follows the USS Voyager through a transwarp field between the ground floor and the upper floor. The measurements get distorted there. As a result, you could have problems with the doors.

Is the hallway on the upper floor supposed to be that huge as a second living room? In contrast, the rooms overlooking the decoration seem super tiny.

How steep is the roof? With such a high knee wall, it is very likely that the house will still be considered two-story if the two floor areas on the levels are the same. You need an open space or the knee wall has to be lower.

Bathroom on the upper floor is far away from the pipes on the ground floor for the kitchen and guest WC. This is impractical and expensive.

Hello, how should the roof orientation be? Please consider that you have planned windows in all directions in the attic, but two walls (Drempel) are only supposed to be 150 cm high. Personally, I also find the hallway in the attic much too large compared to the other rooms. Is a basement planned? Otherwise, in my opinion, you have too little space for the building services. What I notice: was there no more space for the stairs upstairs? They are much bigger downstairs than upstairs... That can't fit. The layout depends entirely on the stairs, so the only option is to align and redesign. Best with an architect because only they can implement what you want. As a layperson, you probably won't manage it.

Or a catalog house that comes close to what you want.
