@anya .. I see another problem .. with a knee wall of 160, windows in the walls will end at a maximum of about 145 cm top edge, but roof windows will only start at about 170 cm. So neither is fish nor fowl.

, are you sure that your floor plan corresponds to the external dimensions 10.30x8.48m? I have now made an attempt. First, the area information from my result:

Where the living area was determined according to the rules for areas under 200 cm height.

What I already pointed out is the problem of windows on the upper floor with a knee wall height of 160 cm. Here is the southeast view with a floor-to-ceiling window in children's room 2 ... I had once specified the window height as 145 cm. You can see, that is already too much, because the roof beams are easily visible there. So, more than 135 cm height will not be visible there. On the other hand, roof windows will only bring light into the rooms from an interior height of at least 160 cm.


On the other side in the imagined stairwell also a window, from the upper floor perspective with 0 cm sill height and 80 cm window height, view then like this:


Then I tried to implement your specifications. However, I enlarged the utility room and also used it as storage space, including washing machine and dryer. Something like a pantry with space for a vacuum cleaner then under the stairs within kitchen access.

Sofa in the middle of the room with space to walk through, space for a kitchen island and sufficient distance to the TV in my opinion does not work with 775 cm room width. Therefore, a somewhat different approach, making the living area a bit more private as a result. The dining table is marked here, for example, as 90x180 cm. The kitchen island is approximately 120x120 cm.


On the upper floor I had the same idea as . Dressing room in the middle, sleeping on the right towards the north, so that the southern sun does not heat up the room so much. Room depth here 305 cm .. bed with frame outer dimension of about 175 cm .. you see, that still won’t be big.

Children’s bathroom now only with a small corner shower.

For child 2 only roof window and this knee wall window come into question. Unfortunately, I don’t like that very much yet. A clever idea is missing here on how to implement this better at the top.


As I said .. I have the impression that something is wrong with your dimensions.

Well, I can unfortunately only agree with the previous speakers. I know from experience how hard it is to let go of a self-created floor plan. But there are quite a few problems here that a layperson simply cannot manage planning-wise with these structural restrictions (b-development plan). Don’t lose face and instead of investing time and nerves, invest money in a proper architect! You will certainly do yourself more of a favor than getting upset about inadequate floor plans! We have the same room program as you for 5 people and were not able to fit all the rooms on these 2 floors in 10.8x10.2m. So we added another floor (without knee wall). Can you build higher? For example, use the attic for 1-2 rooms?

The idea from Milkie is not bad. Then you could make a children's area on the upper floor with 3 children's rooms, a bathroom, and possibly even the office, and upstairs under the roof you make yourselves a cozy nest with a bedroom, dressing room, and your bathroom. Then you would have space on the ground floor – if the office moves upstairs – again available for other things, e.g. storage options or more space for living and dining. But of course, the development plan must also allow that. If that is not possible due to the eaves height or something like that, then you have to come up with something else.
