The banks partly can't do that either, since they don't have the crystal ball on the table. But your situation is - as already stated - well thought out and basically a solid foundation.

Assuming we are talking about a classic pitched roof, the following investment should result - with reasonable building specifications and a reputable provider:

Single-family house, KfW 70 on a slab foundation: approx. TEUR 275
Painting work when subcontracted and textured wallpaper: approx. TEUR 12
Floor coverings when subcontracted and material value €30.00: approx. TEUR 14
Double garage as a prefabricated garage 6.00 x 6.00 m: TEUR 12
Outdoor facilities with medium equipment level: approx. TEUR 16
Additional construction costs: TEUR 35
Reserve for extras: TEUR 10
Kitchen: TEUR 15

All in approx. TEUR 389 plus plot TEUR 110 = approx. total investment TEUR 499 plus possible special requests, such as the conversion of the attic (depending on knee wall and roof pitch), clinker bricks, etc. It also depends on where in the Cologne region you want to build. There may be soundproofing requirements for you, but also additional foundation costs; some areas require extra expenditure for earthworks.

Hello and many thanks! I also did not expect the advisors to really consider and plan everything. I was, however, somewhat surprised by the "indifference." No "Consider that..." or "I would rather say that...", just stubborn nodding, entering our facts, and seeing what the system spits out. At least I expected a few hints.

Hello Bauexperte,

thanks for the information – this is about a city villa with a hipped roof, 25° roof pitch without a finished attic. Otherwise, our numbers are quite similar; I am planning with 540,000 euros. However, I assumed higher additional building costs, although I have already included a buffer, since I cannot yet predict how much the expert will cost us. According to the development plan, noise protection requirements are mandatory for some of the plots in the plan, but in our case – at least according to the development plan – this would not apply. Higher costs due to seismic zone 2 have already been factored in. We will inquire about the additional foundation costs, thank you! We consider the provider to be reputable and well-known, so we do not see any difficulties here (of course this will still be verified before signing).

I don't want to defend any bank here – so that is not misunderstood. But we do know that most of it doesn't really interest the bank advisors. That's what the dear, caring construction consultants or this forum are for

perhaps you could take another quick look with the changed parameters (KfW55, urban villa, etc.)


You have already read it elsewhere. Looks good.

350 euros living expenses per month for three people? Seems a bit low to me. However, since you have built in various buffers, 100-200 euros more should not bother you.

Otherwise, I wish you lots of fun planning and building later.
