Optimal height of finished floor level to street edge

hello,

I'm just jumping in here and not creating a new topic

short and sweet:

OK finished floor height currently is 8.83m, the limit according to the development plan is 9 meters.

Now I know from the municipality that another 10-12CM of road finishing will be added.

The suggestion from the architect is to go 15 cm higher so that you are at least 3-5cm above the street.
Sounds plausible, that would then be at 8.98m...

My question to you is, does this make sense, is he right and above all, is it acceptable to push the maximum finished floor height to the limit?
Could I risk that the tradespeople build 1-2 cm higher and in the end I have the problem that I end up somewhere at 9.04cm? Is this measured at the last CM later?

Yes Yes No, it is not measured at all. What is approved is what is built. So, the building permit states dimensions, and if it is 1 or 5 cm higher at the top because the roof ridge is higher, no one cares.

okay, so should I actually go 15 cm higher here to 8.98m. The building application will then be approved, and if after completion it is 9.04m, no one cares because ergo no one measures again? is that correct so far? or do you see it similarly with the 15 cm?

When reading it again, I noticed that you didn’t say where the reference point for OK Fertigfußboden is located? And if the maximum ridge height is measured from OK Fertigfußboden (as with us), then it doesn’t matter how high the house is built above ground at this point, as long as there are no more than 900cm between OK Fertigfußboden and the ridge. OK Fertigfußboden is usually calculated from the manhole cover (finished) street on the development side + max. 50cm. But it is usually stated in the development plan. If you want more info, you still have to provide it ;) (Best just the excerpt from the development plan and house plans (if you’re tough) :p)

I will prepare this a bit tomorrow. The reference point is Bau Straßen Mitte. Yes, exactly, I am allowed to go 50 cm higher/lower. But as far as I understand, the maximum height must not be higher than 9 meters from the reference point. There will be more tomorrow.
