Optimal height of finished floor level to street edge

great solution :D I absolutely can't find anything in the development plan about NNÜ or height specifications

The architect or planner should know this, otherwise one can find out (call building authority)

That is the plan, the exit will be at the top in the picture.



According to the planner, the reference point is the highest point in the middle of the road. What would be sensible to place here based on the reference point?

So, what is missing is the point from which the [OK First] is calculated! Is it the same reference point as for [OK Fertigfußboden] or is it only calculated from [OK Fertigfußboden] (then you would have easily gained the entire floor structure of the ground floor as additional height of the house! Both and much more is possible. The reference point for [OK Fertigfußboden] is already clear (+-50cm [OK fertige Strasse] / manhole cover).

In our case, it is stated like this in the text of the development plan: "
Ridge height
The ridge height (FH) results from the difference between the top edge of the ground floor and the top edge of the ridge as the intersection line of the outer edges of the roof covering of the roof surfaces. In the case of monopitch roofs, the ridge height corresponds to the intersection line of the higher rising masonry with the roof covering."

Find this out, send information regarding the development plan or ask the planner. Unfortunately, I can't think of anything else.

P.S. I only properly understood the development plan valid for us 3 months after buying the plot :oops:

so I have now spoken with him.
we can actually go 50cm higher. He now proposed to take 9.82m street center to driveway and go 15cm higher (9.97m).
This way, not too much needs to be excavated or filled. For heavy rain, he sees no problem in the height, and that the street in the north will be 10.05 + 12 = 10.18m in the final construction he does not see as a problem, since there is enough slope and the curb will still be added.

Sounds all plausible. Now I ask myself: I will definitely go 15cm higher, is going higher sensible, any advantages?

So far that sounds quite good to me, what do you say @ ?

Depends on the terrain. We went almost as high as possible. I consider 1-2 steps (or a ramp) into the house to be sensible. The terrace can still be flush with the finished floor level

But we are also building a solid wood house. It is even more important there to keep the "feet out of the dirt." We should have taken the last possible 10 cm afterwards as well. However, we are already 40-50 cm higher than all the other houses next door (a conveniently located reference point regarding infrastructure ;))

But terrain modeling also costs money, so building the house high only to fill in and then (with expensive L-stones) catch it again makes no sense. I would discuss that in advance with the garden landscaper. The architect (at least most of them) does NOT care about THAT.
