Opinions on the "House on the Slope" floor plan requested

Now finally at the PC and not on the stupid smartphone – I would still swap guest and technical room in the basement and have supply and waste water connections prepared either in the guest room or in the anteroom. That way actually two children can live downstairs. Otherwise, I find the floor plan very good and well thought out for your needs.
General question about the upper floor: do you really want to rent out in 15 years when the children have left the house and have them (head) bother you? I wouldn’t build a single-family house just to have a tenant in it later and I also think you won’t want to do that in 15 years unless there are financial constraints that make it necessary. But that is rather off topic as I assume you already have your reasons.

So I would double-check the measurements of the staircase. It seems a bit short to me. Just type "Treppe 1x1" into Google. The tool is pretty good for that. If the staircase doesn't fit, nothing else will fit anyway.

Hello,

the staircase is dimensioned according to a website that says:

Minimum dimensions according to DIN 18065: Target A = 86 cm Target B + C = 400 cm Target D = 86 cm Tread width ≥ 23 cm Riser height ≤ 20 cm

Recommended dimensions by xyz: Target A = 94 cm Target B + C = 490 cm Target D = 94 cm Tread width ≥ 26 cm Riser height ≤ 19 cm

Hope that works. I'm a bit taller than recommended.

Regarding the basement rooms: If I swap that, then "technology" is far from the "potential pellet storage" (rear part of the bike deck), so it stays like this...

For renting: That's why, and only why, we are not building a wooden house. I think with a solid house the soundproofing works pretty well. In fact, the house will be too big when the kids move out and I don't want to rent the downstairs. Better upstairs then. That's also why the balconies are separated like that, I once had bad experiences where someone was always looking onto my balcony from above. And if the money is enough, I don't have to rent. But who knows what kind of pension I'll get? Potentially always "too little".

So according to the tool you mentioned, this is not a main staircase .. but I think I can manage that, thanks.
