Hey, sorry, my browser hadn’t refreshed yet. So here’s another suggestion with a gable back in the right direction (you guys are really strict).

Stairs here as a 1/2 turn (a square of 2.20m x 2.20m should be enough). The chimney might have to go in front of the wall, since that definitely bears weight. Otherwise, you have to plan it well in advance.

Basically no big difference except for the gable and the bedroom has more space – I personally find that important.

Hello, thank you very much for thinking along. It's always a bit difficult alone without feedback and the architect doesn't have that many ideas either .. Door to the carport? You, that was a window But a door there? The idea has something to it ... Like a patio door maybe?

Hello Roger, I find the exterior dimensions too small to plan another room (bedroom for you) on the ground floor. We initially wanted that too, so that one could move down in old age and live barrier-free etc. if that is your motivation. We then decided against another room on the ground floor for the following reasons: 1) The room can still be added in 30 years if needed. 2) Our grandma is now 95 years old and still goes upstairs to sleep. Stairlifts etc. would help but she doesn't want that! 3) Quality of life now (why have a small living and dining room with kitchen (this is where the entire daily life takes place). Access from the carport or garage should definitely be planned in. For the basement I would better include the WC, so that if necessary when the children grow up one or two children can be locked downstairs - possibly also the bedroom in the basement, room temperature in summer certainly more pleasant (of course depends on the age of the children). In the upper floor have you forgotten to draw the windows on the side or are there actually none? Best regards Martin

Hello,

yes, too small: true, but if I want to rent it out in 15 years, it has to work. And by the way: where else should a bedroom go? There's no space upstairs either. Maybe I'm just somewhat frugal because I currently have a terraced middle house. There's not much space there either, right now I sit in a 9m² room without a window when I work .. *sigh* Ok, that’s really annoying. Our life takes place in the office rooms and in the children's rooms, so it’s important to me that these get bigger than they are now. The living room etc. is fine as it is now. And if the kids then have space in a hobby room for model trains or drums, that would be perfect.
There are no side windows upstairs because the knee wall will be about 1.40m high. Otherwise, I’d be out of the building regulations – it’s already tight at the limit.

It didn’t leave me in peace and I tackled the new plan again and added the upper and lower floors. I actually like it very much as it is now, let’s see what my architect says when he finds time for me.

Probably it will be a bit too expensive, so I’m thinking about saving a bit on the heating.. like a standard cheap heating gas + solar instead of pellets – but first there have to be some numbers on the table..

Roger

P.S.: Criticism appreciated

I also find it much better! Now the access completely via the carport and the niche as a wardrobe?
