Yes, I'm also not sure if the kitchen and dining room need to be that big. I just see that when we are with acquaintances and friends, we spend 95% of the time in the dining/living area. That's why I wanted to make this area spacious. We have also seen houses where the hallway and the office are very large, but the living/dining room is rather small, which we don't like at all. I don't live in the hallway and not in the office either; I spend relatively little time there.
On the subject of children's rooms, we are quite selfish (we don't have any yet) and treat ourselves to a nice big parents' area. And the children have their own bathroom, which not everyone has. How many square meters would you allocate for the children's rooms? Would you give up the children's bathroom for that?
The distance to the TV is the same in our rental apartment now, about 5m, and the 42" TV is already quite far away, you're right about that.
We just like it very spacious and open in the rooms we mainly use. We often have visits from our large families and sometimes cook for five people on the weekend or so. We already get in each other's way now.
The room on the ground floor is a pantry/storage room, so it has no window (which fits well because of the garage). I wouldn't swap it, otherwise the small toilet has no windows (= no-go). The coat closet is in the niche next to the front door. At least about 1.5m long.
But we are still undecided whether the kitchen is not significantly too big and whether the children's rooms are not too small.
Best regards
