Hello, we are at the point with our house provider (construction company from our region / Cloppenburg) that we want to build with them.

Planned is a gable roof with two small bay windows (this is not yet drawn in the ground floor plan) and a knee wall with a height of 150 cm as well as a roof pitch of 25 degrees, so we just reach the one-story construction style in Lower Saxony.

As special requests, we have Kfw70 with F#bh, controlled residential ventilation with heat recovery, and smaller wishes like colored windows, a 3m sliding door in the dining area (not yet drawn) and, for example, a larger Velux window in the upper floor hallway.

The heating system (gas condensing boiler) should be relocated to the storage room on the upper floor, which would still be large enough for us since it is only to be used for vacuum cleaners, mops, etc.

The dressing room should be a separate room because we both work in shift work and get up at different times.

We don't actually need an office but will rather use it for guests and as a storage room for files, etc.

So ... this is initially our starting situation, the plot is south-facing, so the entire living area is oriented that way.

We would appreciate feedback or whether you have any change ideas or similar ... maybe we have overlooked one thing or another ...

The staircase is terrible and does not work like this...

In the hallway, nothing works...no space for shoes or jackets...with more than 2 people in the entrance area, it's a squeeze...

WC door swings the wrong way...

The heating boiler is planned without a storage tank? If there is one, then nothing fits in the upper floor with the width of the storage room...

In front of the dining table...dead traffic area...better to enlarge the hallway and replan the staircase...

OG:

The additional walls in the bathroom make the whole room dark and cramped...the window is too small...either enlarge it or plan a second one on the lower wall. too much wasted space overall...

Check the windows in all rooms on the upper floor...

Bedroom only accessible through the dressing room...super impractical...window in the dressing room again pointless...

The staircase is planned as an open staircase and is supposed to "go the other way around" as well, why wouldn’t that fit? There would be space under the staircase for a children's wardrobe, and to the right of the entrance a built-in niche for a custom-made wardrobe is to be created.

You are right about the door in the WC, we want to have that changed.



Should it not fit? A 300l tank is planned, so a vacuum cleaner and ironing board would still fit in there, right?



Our table is supposed to be set lengthwise, not crosswise; I like your idea, but don’t you think a bit of traffic space is nice? Is the hallway really that small?



The additional walls are supposed to form a walk-in shower; they will be max. 2m high, the windows are 1m wide and floor-to-ceiling—won’t that be enough light? We were in a similar house and found it sufficient. What do you mean by too much wasted space, where do you see possibilities?

The staircase shown is a so-called space-saving staircase, and it is usually only used when there is no other option... and that's not how you should approach a new build...

Unfortunately, the views and size specifications are missing, but yes, the hallway is really too small for the size of the house... I also don’t see the built-in niche... it has to be as big as a "normal" closet, can you now imagine placing a closet there? I can’t...

The 300 L storage tank has an average diameter of 60cm and is 2m high and must remain accessible for maintenance from 2 sides and from above... you don’t just put it in and that’s it... you have to get to it from time to time... so a technician also has to be able to squeeze past... ergo the required space must not be underestimated... you also can’t place the heating directly in front or behind it... because that also needs maintenance and has to be taken apart...

Of course, traffic area is nice... but if I have to constantly struggle in the hallway because of it... then I’d rather do without...

I also see that the walls represent a shower... but these create tightness in the whole space... rather take glass and thus open up the room... and then not at a 45° angle but simply along the wall...

Do you really want a floor-to-ceiling window in the bathroom? What is that good for? It will be covered anyway or have frosted glass... then you might as well use 2 cheaper windows..

By arranging the shower and sanitary objects this way you waste space... you also have to keep in mind that everything goes on a pre-wall system and thus wherever something hangs on the wall there is 20cm less space...
