No information from the building authority to the property owner

News! Maybe the "problem" will disappear into thin air in the next few weeks because my wife was approached by someone who knows someone who knows someone who is desperately looking for land for tiny houses. For him, a handkerchief plot would even be ideal because, alongside a long driveway running parallel to the boundary, he would then provide individual small parcels (purchase or lease, no idea). We would get rid of the entire property, and he can bombard the building authority with requests as he pleases; we would be out of it anyway...

Mmh. How many Tiny Houses are already standing in the neighboring development? If the answer is "none," it gets tricky again. Let's see how free the 34er actually is. My guess was and still is – all special cases.

Well, none yet! The last house built there was erected back in GDR times. Back then, there were no tiny houses, only tiny girls.

Well, that’s likely to get interesting and a preliminary inquiry is inevitable, if you ask me. I don’t know any municipality that is happy about tiny houses. They do not fit into the surrounding development at all (§34), the building authority manager will laugh at you.

Again: it is not even in question that a preliminary inquiry is made here. Just not by the OP. With his "150sqm single-family house" permit, he would be way off.
And yes: I also think that tiny house development does not fit a settlement character. Because a tiny house is the opposite of settling, namely mobile. And turning a plot in a settlement into a campsite is also not allowed. Because a recreational plot would be more suitable for that.

No one is saying that either. The recommendation was more towards the acquaintance of the woman, who knows someone and then wants to build the tiny houses. But the OP is surely starting to realize how this works. You simply offer your plot with the statement §34. The interested parties – if there are any – will take their chances. If it really should be unsellable, I also recommend contacting the large prefab house providers. They are always happy when they can enter another plot in their database.
