The current bid is already at €475,000. We finally offered €485,000. It was initially listed for €539,000 and then dropped to €495,000. I had offered €460,000, but that was too low for the seller at the time, so we agreed on €485,000 (without a broker, mind you).

Oh, so it's already built. Well then, let's get to it! That's a nice starter property. A+, there’s nothing to complain about, right?! I don't see any ventilation system mentioned, so you should expect to have to ventilate regularly. But you have to do that in other houses too. If everything is as you imagine for the next 10/15 years, then buy it before someone else does or it goes up for rent.

That is correct. There is no central ventilation system. I think it is most comparable to the KfW55 standard, even though it does not have any certification.

That does not make it a worse house. It is affordable, after all.

"Certifications" only exist in the direction of QNG or similar anyway. According to the Building Energy Act, the standard is currently practically KfW 55 – it just isn't subsidized. But KfW 55 sounds nicer in sales than if it just said standard house. So yes, you "only" have the standard, but it is already decent. There is always room for more, but that would also cost more.

We bought the house and I would need some support regarding the heat pump. Currently, the flow temperature at 7 degrees outside temperature fluctuates between 45-57 degrees. The display of the Bosch heat pump shows "optimized" - 21 degrees "heating" set. Underfloor heating systems have analog thermostats in every room. The current temperature is apparently not detected by the heat pump, as it basically shows a -. Yesterday the flow temperature fluctuated between 45-52.5 degrees at 2.5 degrees outside temperature. Since we have not moved in yet, the heat pump consumption alone is between 15-25 kWh within 24 hours. That seems somehow very high to me, or am I completely wrong here? The annual performance factor is given as 2.6 for heating this year. Since operation, it shows 1.6. The house has been on the market since June 2024.
