We also invest in the MSCI World ourselves, and at the moment the portfolio really looks a bit gloomy. That doesn’t worry me too much yet, as it will probably recover. You just don’t know how long it will take. Therefore, it would be too risky for me to invest everything in it – especially with money that I know I will need at a certain point X. I believe the mixed approach you mentioned is also my preferred way.

Yes. Anyone who now advises against entering the stock market exactly belongs to the double suspenders and belt type who also puts everything into special repayments ;) You buy when the cannons are roaring or in a crisis. I am massively annoyed that I can't put my money into stocks because it's still unclear what will be left over from the house construction...

Now is the best time for a medium-term entry since... well, since Corona or the Brexit referendum.

It's a matter of taste and if that helps you sleep better, okay. But it is simply not the optimal way, which is why there is only a 45% home ownership rate in Germany and 70% in Sweden ;)

PS: You can also hedge your portfolio against crashes. Sometimes deal with derivatives and leveraged products.

In principle, I agree with you, but the stock market has always been and still is purely a speculative market. I would not advise anyone to invest money that they cannot mentally write off.

At some point (I estimate mid-2023), there will be solid interest rates again on savings products. The construction boom will slow down, prices for new and existing buildings will slowly "normalize" again, craftsmen will be available again, the world is beautiful ;)

I can also easily imagine that in the near future many new buildings will come onto the market due to expensive follow-up financing.

To the TS: I would do it. You have structured your financing solidly and also have a decent savings rate per month!

@TE: Has the notary appointment for the condominium already taken place or are you absolutely sure that it will go smoothly? Unfortunately, a commitment does not always mean that the contract will ultimately be concluded, especially since many financings are currently being rejected. Therefore, it would be much more comfortable for me personally if there are at least other bids for the condominium in the background that can be relied on.

Especially if the financing turns out to be quite tight, for example, €50,000 less in sales proceeds (if you have to search again) can indeed become critical.

We sold a house to finance the renovation of another – we only gave the architect the contract after the notary contract was signed.
