It's fine as it is, especially since you are still renovating or refurbishing [sanierst bzw. renovierst]. Go for it!

That’s possible, the question doesn’t arise. 3,000 EUR go towards the house per month, leaving 2,500 EUR for living expenses, that’s not an issue. But making big leaps is no longer possible, the vacation in Bali will no longer be feasible... The question is rather whether you want that and are willing to possibly do without quite a lot. Because a house also costs significantly more for the surroundings than a condominium, you have to invest more time, etc. Always keep in mind: The daycare provides care from 7 a.m. to 4 p.m., the elementary school runs from 8 a.m. to 12 p.m., maybe 8 a.m. to 1 p.m., then the little one is already back home. Plus 12 weeks of vacation per year, when no care is available at all. And as always the question: How secure are your jobs? We have a crisis and face massive upheavals, which unfortunately many are still not really aware of.

Does it? Why is that? Already a child in elementary school? The rule is care until 4 p.m., in individual cases somewhat shorter (at least in NRW).

if you go by that, you shouldn’t take any risks at all..: I am QMB in a family-run company - just under 60 employees. QS/QM is always in demand and well paid. My wife is a trained hairdresser but has not worked in the profession for 6 years and then retrained as an industrial clerk in a large corporation. I have little to no worries in both cases. In addition, what is understandably not included in my calculations is the topic "Black is Beautiful" We don’t need Bali. At least not now :)

Because you pay for a new roof or a new heating system on your own and you take care of the garden on your own.
Economies of scale, after all. A heating system that is three times as powerful does not cost three times as much.

It’s not about you not taking any risks.
But you already own property, with a relatively low installment and, presumably, a good interest rate.
Therefore, you are consciously taking a high risk, which you need to consider carefully.

But I can see you are not really looking for advice that points out potential pitfalls and risks.
You mainly want approval here so that you can sleep more peacefully.
As I said, financially it is feasible, but you won’t be able to make big leaps anymore... even next year, inflation rates of 7-8% are expected.

For that, you save the administrator, don’t have to pay the monthly service charges (especially in the first 10 years in a newly built single-family house, nothing is due). Electricity, heating, water, garbage are roughly the same. Repairs are officially contracted out externally with an external construction manager etc., the administration cannot/is not allowed to handle it itself. In a single-family house, I get Fred from the corner, who was already there during construction, and he just repairs it. Or I do it under the table ==> that’s just the practice. So insofar, your statement that the house costs significantly more is wrong.
