New floor plan for single-family house - your opinions

So, I have now looked at the draft again calmly. The dressing room, which only has a wardrobe space of 3 meters, also caught my attention.... delete the word "only", replace with "not even": 3.05 as a raw construction dimension is not enough, minus plaster and baseboards we are at 2.95. A standard wardrobe does not fit there.

However, the measurements can also already be net dimensions: the draft was made with the program that both I and kbt have. At least for me, the area calculation _inkl.Putz_ is displayed. Further: The bathroom is missing the pre-wall installations. This makes the displayed fittings between washbasin and shower unsatisfyingly tight.

I think it is completely okay that children initially live on the parents’ level in smaller rooms. But it is the case that because of this, the entire basement has to be designed as a living basement. I am confused by the modern character of the open living area (not only upward, but fundamentally), in contrast to the very conservative basic idea of the house, to use the basement almost only as utility space and locate living rooms on the ground floor as an apartment.

Either the creative planner was given a conservative preliminary plan from the client, or there were ideas from the client with openness etc., but the planner is a conservative. It’s a pity, here Split-Level screams, but the money is rather wasted on utility rooms over 20 sqm.

Have a crisis meeting tonight until Sunday, that’s my tip!

Thank you first of all for your feedback. I will now try to address some comments...



The balcony will be connected to the terrace. The terrace will be located on the garage. Unfortunately, this is not shown here, but it is planned.



Oh really... I mean of course, we are both 36 years old and only have two children ;-) You definitely got that immediately.

The wardrobe is supposed to be in the entrance area. We will certainly move the door from the vestibule to the back or plan the separation at the corner where the chimney is. So there should be enough space for everything.

The placement of the various furniture or shower, etc. is not yet fixed and only drawn in randomly.



Since the house is being built into a hillside, in my opinion it makes no sense to move the living rooms down. Besides, from the upper floor you have the nicer view of the valley, since there is a slightly protruding building in front of our property.



As I have already described, the children are supposed to move into the large rooms on the ground floor at a certain age. There they will also have their own bathroom. For the next few years the two kids will still like to be with their parents (at least we hope so), but then the time will come when they want to "separate" (that was the case for me anyway).



As already mentioned, the balcony will be connected to the terrace (which will be on the garage) and from there a staircase also leads to the garden.

The walk-in closet works like that because we currently have the same or an even smaller one.

In the living area there is simply supposed to be an open space. Nothing else is planned.



It is well thought out and really great that you put so much effort into it.

The terrace on the garage is not connected to the garden.

Of course, especially because it is a slope, it makes sense to arrange living spaces so that they are partly level with the property.

It can only be partly tedious and crushing to be told this without it having been considered in the planning.

But all comments are brushed off - it may be self-protection, but then just build as planned.

What do you want? Somehow working or sensible?
Those are the kinds of comments that make me lose interest, sorry.
You’re building a house that costs a ton of money and in which you plan to live happily and contentedly for a long time. Personally, “just works” would be simply not enough for me.
I’m currently living in an apartment where there’s barely 40cm space between the bed and the wardrobe. It works (at least with sliding doors), but sensible is something else...

Why do you post floor plans here asking for opinions and advice if you actually just want applause and approval?

I find the whole floor plan, to put it mildly, suboptimal, but if that’s what you want, fine.
But then don’t ask for suggestions if the matter is already decided.
There are a few threads right now where it’s going the same way and I admit, I’m really annoyed at the moment.

.. once again, our opinion is not being asked for, but we are supposed to praise and confirm ....

So everyone in unison: GREAT plan and there is nothing that could be done better :)
