Hello you two!

I am still in the process of drawing the floor plan in SweetHome 3D. Unfortunately, as a beginner, it is taking longer than expected. I will upload it here tomorrow evening. Afterwards, we will have a better basis for discussion.

However, I would like to answer a few points already now:

Kniestock:
60 cm from the bottom edge of the roof beam to the concrete ceiling (without screed)

Umgestaltungsmöglichkeiten:
I am the owner of the entire house, i.e. I have access to the first floor, which is also to be renovated. The eastern part of the ground floor will also be renovated, i.e. everything east of the staircase.

Brauch- und Abwasserstränge:
I hesitate to relocate the toilet and kitchen waste pipes as well as the utility water pipes to the eastern side on every floor. There are no water and sewage pipes on the eastern side. However, I can well imagine moving the kitchen waste pipe a few meters. The bathroom on the first floor is also to be renovated, so I have some freedom here.

Eingang:
I could easily relocate the entrance. The staircase also urgently needs to be renovated (glass blocks).

Where is east?

I don’t need Sweet 3D, a good hand drawing with measurements is completely sufficient

I suspect the best basis is most likely in the original plans, dog-eared pages or punched holes don’t bother me there.

We don’t all need SH3D, what we need are measurements! Then you would probably have to calculate new screed as well as ceiling beautification, and the size of the apartment would shift again. Your 107 sqm may be correct according to WoFiV, but it’s rather confusing for planning. Your question about using 107 sqm: yes, with a good layout there should be 2 small children’s rooms, but that doesn’t work with the current water connections and the many sloping ceilings. Also: have you included the loggia? Furthermore, walls and partitions have to be deducted again, then we get to 90/95 sqm. What is the roof pitch angle anyway? To me, the apartment or its current state feels overwhelming. Almost only skylights in the bedrooms, proper windows only near the drain pipe. As a landlord, you don’t only have to make sure that the return is good (4 people pay more than 3?), but that there are living rooms, i.e. larger windows, possibly one or two dormers. If there are 3 residential units, does the second escape route have to be maintained in living rooms? A skylight is not one. I also consider the balcony window questionable. Otherwise, just stick to ’s suggestion and put the sofa in this free corner with the pillar, opposite the TV. Move the door to the bedroom. -> 2 dormers, plus proper windows, kitchen piping including wastewater can probably be laid about 5 meters in the screed... then it will be a 3.5-room apartment.

Generous dormers would of course be a real highlight. I would like to see the entire house - what here actually are exterior walls at all and whether the dormers would be visually feasible.

Common rooms need a second escape route (via the window). This is not provided with double casement windows.
